Mold Inspections & Testing
During the home inspection, your IAC2 certified mold inspector is actively looking for mold or water damage throughout the home. This is included in your home inspection cost. If he finds mold, he will recommend a mold test that is charged separately. With a home inspection the cost is $325 and separately, $395. This includes FEDEX overnight delivery for timely real estate transactions.
The testing process is usually an additional 40 minutes and includes:
Up to 3 mold air quality or surface sampling
Control test
Independent laboratory analysis of samples and mold report analysis
Other reasons you may want to test for mold in a real estate transaction are:
There is a disclosure of a prior water intrusion issue
There was a previous mold remediation performed
There is a history of insurance claims at the property
There is a “musty” or damp smell
The client has health concerns such as asthma or other respiratory issues
The client wants to be assured of mold levels
ProCheck works with a new artificial intelligence powered mold lab called Sporecyte. The report has clear graphics to show if a sample had none, slight, or major mold elevation. Surface samples show if mold growth is present or not. The data is presented in categories: Water Related mold types that grow on water damaged building materials, Indoor/Outdoor mold types, predominantly Outdoor mold types and Particulates.
